We focus on custom home design as our core service, with engineering services available as optional add-ons when required based on project needs, site conditions, and jurisdictional requirements.

Custom Residential Plan Sets

Our primary service is the creation of complete custom home plan sets suitable for permitting and construction.  Each plan set is tailored to your goals, lifestyle, and site—while staying clear and practical for builders.

What’s Included:

  • Dimensioned floor plans

  • Roof plan (layout, slopes, ridges, and valleys)

  • Exterior elevations (typically four)

  • Electrical layout (lighting, switches, outlets, fans)

  • Typical wall section

  • Building notes and code references

  • Permit-ready residential drawings

These plans are designed to integrate seamlessly with builder workflows, foundation engineering, and truss packages commonly used in Texas residential construction.

Engineering Services (Available as Add-Ons)

Engineering services may be provided or coordinated as needed based on project requirements and jurisdictional standards.

Engineering services are offered as optional add-ons to Yellow Rose Home Designs plan sets and are not available as stand-alone services for third-party plans.

This approach ensures proper coordination between design intent, structural assumptions, and site conditions.

Foundation Engineering (Texas Projects Only)

For projects that require a sealed foundation plan, foundation engineering may be:

  • Provided directly, or

  • Coordinated through a licensed engineering partner

Scope is limited to foundation design only unless otherwise specified.

Structural Engineering (By Exception)

Structural engineering may be required for certain designs that exceed prescriptive code limits, such as:

  • Long spans or large openings

  • Cantilevers or complex load paths

  • Jurisdiction-specific requirements

When structural engineering is required, it will be clearly identified and scoped.

Interior Coordination (Optional)

Interior coordination services are available for clients who would like a cohesive interior vision alongside their construction plans.

Services may include:

    • Interior elevations (kitchen and primary bath)
    • Cabinetry layout guidance
    • Representative finish selections
    • Paint palette guidance
    • Interior sections for visualization

Interior coordination is optional and not required for permitting or construction.

3D Renderings (Optional)

Interior and exterior 3D renderings are available as an add-on and priced per project based on scope and level of detail.

Consultations

Consultations are available for:

  • Early design guidance

  • Reviewing existing plans

  • Feasibility discussions

  • Engineering or permitting questions
